Roots were invited to explore design solutions that would transform a dilapidated cottage on the Isle of Mull into a luxurious 1 bedroom holiday home.
The biggest challenge on this project was to provide the size and number of rooms our Clients were looking for within the limited footprint of this small cottage.
A new entrance porch provides additional storage space and acts as a buffer zone to reduce heat loss from the interior. On the ground floor the traditional 3 room internal layout was rejuvenated with inclusion of a double height living space to enhance the sense of space and light within this area of the house. A feature spiral staircase provides access to a double bedroom within the roof on a mezzanine level above the bathroom and kitchen. Roof lights in the bedroom frame private views of the surrounding hills.
The stone walls of the existing cottage were upgraded and a opening made in the living room wall to improve views to the landscape and provide access to external decking. A highly insulated timber frame was constructed within the existing walls to support the new roof and mezzanine floor.

"We had a building that was in a derelict state which we wanted to make into holiday accommodation but keeping the traditional exterior and footprint but give the interior a real wow factor.
Roots came up with some fantastic ideas and we went with one of those. Roots helped us put together a very strong application not only for Planning but also for a SRDP [Scottish Rural Development Programme] Grant.
We have found Roots to always be clear and up front, there have been no financial surprises and all in all we have found the whole process stressless and seamless."
